Pre-App Submitted to London Borough of Enfield for TfL Development

First Impressions

Stephen Alderdice Studio have lodged a Pre-App with London Borough of Enfield for the Development of land on the North Circular Road.

The emerging proposal for 54 residences on vacant land in a challenging location is underpinned by the following ambitions:

  • 100% London Living Rent Homes

  • A development that provides an urban an inhabited edge to the North Circular Road with a “Hard Edge and Soft Centre”.

  • The soft centre comprises a pedestrian realm that runs parallel to the North Circular Road, behind the residences, connecting Palmerston Crescent and Broadway Mews but secluded, with landscaped gardens, terraced amenity spaces and front doors for virtually every home (no communal corridors)

  • Dual aspect homes throughout the development in order that occupants are able to benefit from the south orientation of the buildings but have a choice of views and aspect and are not focussed in their outlook only to the main road

  • On-site parking is limited to disabled and visitor parking, encouraging the use of cycles, walking and public transport (in compliance with TfL policy) and to encourage activity in the newly formed pedestrian realm (the mews), and reducing dependence on the private car.

  • The mews would provide opportunities for communal interaction and play, overlooked by terraces which themselves avoid overlooking each other

  • All homes meet or exceed London Mayor’s standards and Nationally Prescribed Space Standards.

Stephen Alderdice Studio had been awarded the commission to design new homes on land owned by Transport for London (TfL).

The plot is located within London Borough of Enfield and comprises vacant green space along the northern edge of the North Circular Road at Palmerston Crescent/Bowes Road.

The project was awarded in a competitive bid, so we are delighted to have been successful in securing the project. The development will be brought forward by Kisiel Group and London Living Rent Ltd and design work is ongoing as we seek to secure support from the Local Planning Authority.
