London Borough of Bromley Apartments Awarded Practical Completion
The main contractor has been awarded Practical Completion on a development of nine apartments on a constrained site near Crystal Palace in London Borough of Bromley. The new apartment building is set over 5-storeys and comprises 7,071 sqft and 9 new apartments in London Borough of Bromley.
The development was the subject of a number of significant Value-Added Changes that Stephen Alderdice Studio were successful in finding and securing approval for from London Borough Of Bromley. The building occupies virtually the entire plot. With a railway on one side, a narrow access road to the other and a frontage to the busy Anerley Road, the development optimises a tight infill site for an investor client.
The site was acquired by the investor with consent for 4x 1-bedroom apartments and 5x 2-bedroom apartments. We successfully rationalised the internal layouts in order to offer 2x 1-bedroom apartments and 7x 2-bedroom apartments without an increase in the building size.
This has resulted in a higher quality investment for our client, with a higher Gross Development Value and it was achieved without increasing the cost of building it.
In fact, it was identified that we could also save space within the structural void, by improving the building structure and services depths, therefore enabling the building to be slightly lower and therefore less imposing on the street and saving on construction costs as well.
Finally we improved the layouts of the apartments in order that the relationship and functionality of the apartments is improved.
