Planning Application Lodged In South & Vale, Oxfordshire

Grade II Listed Kingswell Hotel, Harwell

A full Application for Planning Permission and Listed Building Consent has been lodged with Vale of White Horse and South Oxfordshire Council to convert the Grade II Listed Kingswell Hotel in Harwell, Oxfordshire into 19 new residences, designed by Stephen Alderdice Studio. The application had been made following an 18-month period of pre-application consultation process with South Oxfordshire & Vale of White Horse District Council to explore the most suitable use for the Heritage Asset in Open Countryside and on the fringe of an Area of Outstanding Natural Beauty (AONB).

The Kingswell Hotel, a Grade II listed building in Oxfordshire, is operating at a reduced level and faces the risk of disrepair if unoccupied. Finding an alternative use that respects the listed building's character and aligns with local planning policies is essential for the preservation of the heritage asset.

We proposed converting the Kingswell Hotel and its outbuildings into 19 residential apartments, adhering to Policy DP7 and the wider development plan. The conversion will preserve the listed building and the AONB through minimal external alterations and sensitive landscape enhancements. Pre-application consultations with Vale of White Horse District Council confirmed the project's viability and alignment with local policies, including Policy DP7.

Should the application be awarded planning permission and listed building consent, the benefits include:

  • Contributes to the local housing stock with high-quality residential apartments

  • Ensures the long-term use of the listed building and future as a valued community asset

  • Preserves the character, appearance, and setting of the listed building and AONB

  • Delivers a significant net gain in biodiversity

Our thanks to our client and our team of consultants who have fed into the final submission so wonderfully.

Further information on this exciting development will follow.
